I’m launching a new series of Real Estate educational programs. In this series I’ll introduce respectful neighbourhoods and the cities which are my area of expertise, I’ll talk about each city and neighbourhood, give geographical and demographical information, my tips and in-sites. My geographical region includes Vaughan, Richmond Hill, King, Aurora and Newmarket.
Today I would like to talk about the City of Vaughan which is the 5th biggest city in the GTA area. Vaughan covers 273.56 sq” km and its population is 390000 people. Vaughan is bounded by Caledon and Brampton to the west, King and Richmond Hill to the north, Markham and Richmond Hill to the east, and Toronto, to the south. Vaughan includes 5 communities: very famous old Thornhill and Woodbridge and newer Maple, Kleinburg and Concord. Vaughan is known as a residential suburban. Don’t get me wrong, there are industrial zones in the city, big box stores, malls, commercial plazas, factories and businesses, however, most of the city is a residential area: 1-2 stories dwellings, some condos.
The crime rate is moderate (38.51%) and the safety rate is high (83%). The school’s rating is 6 and higher as per Fraser institute.
Most of the people are graduated and in a workforce, the family average income of $105000. Most of the families have 2 to 3 kids. Vaughan is known for having high concentrations of Italians, Russians and Jewish people. English is the mother tongue of 46% of the residents of Vaughan. Italian is the mother tongue for 12% of the population, Russian is 7%.
It’s a safe, kids friendly city to start a family, to relax after a hard day of work, to raise your kids and enjoy life. Next time I’ll talk about Vaughan’s communities. Please stay tuned!
